Before renovating a pre-1978 home
Paid renovation that disturbs painted surfaces in pre-1978 housing falls under the EPA Renovation, Repair and Painting rule unless the components are documented otherwise. A report from a certified risk assessor is one way to document components. Minor-repair thresholds are 6 square feet per interior room and 20 square feet on the exterior.
If the renovation will also disturb building materials, an asbestos survey is a separate requirement. NYS DOL requires an asbestos survey before work disturbs building materials, regardless of construction date.
Lead clearance testing
Lead clearance testing is dust-wipe sampling during and after lead hazard work or renovation, in New York and Vermont, under EPA firm certification LBP-F294197-1. Clearance testing is performed by EPA-certified lead-based paint risk assessors on our team. Samples are analyzed by independent, accredited labs. A clearance result describes the sampled surfaces.

How we test
Painted surfaces are tested with an XRF analyzer, with paint-chip samples when the reading or the protocol calls for them. Bulk samples analyzed by independent, accredited labs. What is the difference between a lead inspection and a risk assessment?
An inspection is a surface-by-surface check for lead-based paint. A risk assessment finds current hazards in paint, dust, and soil and describes how to control them. Only a certified risk assessor can do a risk assessment.
